What is a DSCR loan?
A DSCR loan qualifies an investment property on its rental income vs its debt payment (PITIA), not the borrower's personal income. DSCR stands for Debt Service Coverage Ratio: monthly property income ÷ monthly loan payment (principal, interest, taxes, insurance, and HOA dues).
DSCR = Gross monthly rent ÷ Monthly loan payment (PITIA)
Example: If rent is $2,000/mo and total payment is $1,600/mo, DSCR = 2,000 ÷ 1,600 = 1.25 — qualifies.
